The newly completed market complex features 263 trading lots, catering to a variety of businesses, from fresh produce vendors to food stalls. A key architectural improvement is its enhanced natural ventilation system, reducing reliance on mechanical cooling while promoting a healthier indoor atmosphere. The structure is designed with ample natural lighting, achieved through strategic openings and skylights, minimizing energy consumption.

One of the market’s standout features is its Green Building Index (GBI) certification, highlighting its commitment to sustainable construction and eco-friendly operations. The building incorporates rainwater harvesting systems, energy-efficient lighting, and optimized spatial planning to ensure an environmentally responsible marketplace. Additionally, the facility boasts 450 parking spaces, significantly improving accessibility and convenience for both traders and customers.
Managed by the Seberang Perai City Council (MBSP), Pasar Awam Seberang Jaya not only preserves the traditional spirit of a public market but also embraces modern architectural innovations that enhance its functionality, sustainability, and overall market experience. This revitalization project represents a harmonious blend of heritage and progress, reinforcing the role of public markets as vibrant social and economic spaces within urban communities.
